The site, located on an underdeveloped downtown strip, is part of a larger redevelopment of the waterfront area. The development goal is to revitalize the existing industrial waterfront by removing outdated commercial buildings and replacing them with sustainable, residential, and retail facilities. The building's orientation on the site and L-shaped scheme was utilized to maximize water views for the residential units as well as provide a public outdoor space which opens UP to the existing historic village opposite. Each unit is afforded a private balcony space that is screened by the staggering of the floor plates.
